A design-build method economizes and streamlines a project by overlapping the design and construction phases with the contractor assuming most of the risk. It is a popular method for turning seemingly unworkable projects into feasible opportunities. If the initial budget does not accommodate for unanticipated costs, the design-build contractor can redesign the project in a manner which complies with the original budget, acting as a turn-key management approach.
IAP Design Build, as suggested by our name, excels with design-build projects from wide project scopes including all engineering disciplines and specialty consultants.

When utilizing the design-bid-build method, the client will have already worked with a separate design entity solely responsible for the design of the project to reflect the client's goals and vision. Once this design is completed, the project is open for solicitation in which contractors bid on the project. The chosen contractors will then build the project according to the design of the initial design entity.
This method is common among governmental agencies who possess very specific needs for their projects. IAP Design Build as completed several projects utilizing this model with great success.

IAP Design Build offers complete Construction and Project Management services. We oversee the entire project from start to finish while maintaining and advocating for our clients’ interests. MANAGEMENT SERVICES
The U.S. Green Building Council (USGBC) developed the Leadership in Energy and Environmental Design (LEED) Program to rate and certify green and environmentally friendly buildings. IAP Design Build has completed several LEED Certified projects both at the Gold and Silver Levels. We know how to manage and complete your project according to the LEED Program so you too can have an environmentally friendly, green project.

While completing several projects for military entities, IAP Design Build complied with Anti-Terrorism and Force Protection (ATFP) requirements. To meet these requirements, special attention must be paid to the security and vulnerability of the construction site during the building process. The area must remain secure and protected against possible terrorism or force.

SCIF BUILDING
SCIF (Sensitive Compartmented Information Facility) projects come with a unique set of challenges, but nothing that IAP Design Build can't handle. During the completion of SCIF projects, the area must remain secure as to not endanger the sensitive information the facility will house. After the project's completion, many details cannot be shared including photos of the interior.
IAP Design Build's work with SCIF Projects demonstrates our ability to work on military, national security, national defense, and intelligence parlance sites.
MATOC/MACC/IDIQ CONTRACTING
MATOC/MACC/IDIQ CONTRACTING
A Multiple Award Task Order Contract (MATOC), Multiple Award Construction Contact (MACC), and Indefinite Delivery/Indefinite Quantity (IDIQ) Contracts are awarded to contractors with the understanding that the contractor will complete several projects within a certain time frame or budget. These projects are not always clearly laid out at the time the contract is awarded. IAP Design Build has been awarded these types of contacts, completing multiple projects for their client in a fixed time period.
